Question: We're purchasing a new house and I would like to make the house look clean, not cluttered with too much furniture or anything like that. I am looking for the house to have a designer feel...although I know nothing about designers. The house already is being built with granite counters and we added stainless steel. We are getting premium carpets put in. What type of look/pieces would be ideal for a designer look whether this is a nice vase, a mirror, etc... Thanks for your help. I was planning on getting custom draperies put in. We have selected contemporary furniture for the dining and living rooms. We are probably going to go with semi-bare walls initially. Thanks Suey, I am only concentrating on the first floor for now. This is three level home and I want the first floor to be the "designer" floor. The rest of the rooms can wait!!! Wow, this is some good information. I never thought about using anything as the focal point. I believe in the living room, the focal point will be the windows since they are the only windows downstairs. The dining room, I plan on buying a huge mirror since I don't have room for a server so that could be my focal point.

Now is a good time to hire a Model Home Designer. Their business is slow due to the builders are not building very many new homes right now. I would hire one for a few hours to get you started.

JP, The only way to find out is to apply. Always disclose accurate information on all loan applications. Not disclosing the investment property is bank fraud. Most underwriters may only ask for a letter of explanation about the investment property and copies of your tax returns to see if you are actually treating that property as an investment. Based on what you have disclosed, a 3% down loan programs would be available to you. When in doubt, error on the side of honesty. Good luck.

Hi when decorating any room you should have a focal point in each room. It may be a piece of furniture, your drapes/blinds, floor rug, your cushions etc. Once you have picked your feature piece you then revolve everything else around it, so that it remains the featured piece. If your walls are white I would suggest brushed stainless steel light switches, light fittings etc. If your walls are warmer colours, then brushed bronze fittings look great. The trick with fittings is to keep them consistent throughout the house where possible (guests will notice it), it creates a relationship from room to room. If you house is a period home, try and keep you focal pieces in line with the style of the house if you like the style of the house. If it is a new home, then clean lines, light colours. You are always best to stick with plain larger pieces of furniture (not to detailed) and finish of the room with nice detailed or bold window furnishings, or thor rugs, throw cushions, floor rugs etc. As they are cheaper to replace if you change your mind a couple of years down the track. www.kooshdesigns.com.au provide a great interior design service that is very reasonable. I'd pick a room I like the most and get custom window treatments. You can have an interior designer come to your house and she can also help you pick your wall color and answer a lot of your questions. My designer charged me for the window treatment only. Her fee was worked into the purchase and it wasn't bad at all. Don't rush out and buy all your accessories all at once. You want everything to look hand picked an not like you bought everything all at once. If you have a Home Goods Store near you, you can find some nice lamps and accessories there.

I know very little about it--but--I would say choose the draperies first--or the furnature and the other one next. The fill in with the added touches. You have the color of the carpet--match the draperies--them find a match in furnature. Then concentrate on the walls--such as pictures or bare walls. Then go with the vases and such.

My wife got the look she wanted by looking at magazine after magazine after magazine, furniture ads, model homes, TV shows, and friends houses. She picked out pieces of wall paper, not to use on the walls, but to get good color coordination. She used the colors in the wall paper to choose colors for various things in the room from walls to vases.
